We started Hotel Business School because we couldn’t find training that spoke to the real challenges hotel commercial teams face — complex ownership structures, brand pressures, lean teams, and constant change. So we built it ourselves.

The ComLens Cohort is none of those things. It’s a combination of self paced, online learning along with a weekly live, competitive web app where you actually manage a hotel’s commercial strategy against three other teams, in real time, with real financial consequences.

Here’s how the ComLens Simulator works — and why it’s unlike anything else in hotel sales education.

You choose one of four hotels in a shared competitive market. Each hotel is different: one is a premium downtown full-service with loyal corporate accounts and lagging occupancy. One is a trendy boutique bleeding margin through OTA dependency. One is a convention powerhouse with group exposure. One is a business transient hotel whose guest scores are quietly declining.

Every week represents a quarter and your team makes three categories of decisions:

Pricing — adjust rates across weekday, weekend, LNR, group, corporate, and special event. Every move affects your segment mix, competitive position, and guest perception.

Marketing spend — allocate a 6% discretionary budget across Google, social, email, content/PR, sales staffing, trade shows, and OTA visibility. Spend too early and you drain what you need in Q3 and Q4. Spend too little and your competitors pull market share.

Channel actions — launch a loyalty program. Run a corporate RFP push. Expand direct booking campaigns. Reduce OTA dependency. Each action has a quarterly cost and a compounding effect on margin.

Then the facilitator drops a curveball. Economic slowdown. New airline routes bringing leisure demand. Market disruptions that reward the teams who read their mix correctly — and punish the ones who didn’t.

After four quarters, the live scoreboard shows every team’s asset value growth. Not RevPAR. Not occupancy. Asset value — the metric ownership actually cares about.

The debrief is where the learning crystallizes. Because by then, you’ve made the mistakes yourself. You’ve felt the consequence of discounting the wrong day-part, over-committing to OTAs on a corporate-heavy hotel, or hiking rates straight into a demand shock.
